This tactic could help you land the location you desire, at the square footage you want.
2. Get the Duration You Want
Do not be afraid to ask for what you want. When looking at office space it is easy to listen to the landlord and accept the fact that they are only working on three of five year leases. In our experience, when we ask about negotiating the number of years on a lease a landlord is always willing to listen. You may have to renegotiate the price per square footage, but remember you are getting the timeline that works for your business, not theirs.
3. Investigate Your Landlord
The landlord will ask you questions about your business, so it is only fair that you get to ask questions about theirs. Find out how many properties they own, the average length a tenant stays with them, and when they bought the property. You are trying to evaluate the credibility of the landlord to see if they are worth doing business with.
